Why Floor Prep Makes or Breaks the Job

Short version: the coating or floor finish is only as good as the prep. We see failures when surfaces aren’t clean, sound, profiled, or dry enough. Here’s how we prep floors across Vancouver Island for results that last.


Our 5-Step Prep Framework

  1. Assess the slab. Check hardness, flatness, cracks, previous coatings/adhesives, and moisture risk.
  2. Mechanical profile. Use the right diamonds and machine weight to reach the target surface profile (CSP) for your system.
  3. Dust extraction. Pair grinders with HEPA extractors for a clean, safe site and proper adhesion.
  4. Repair & patch. Fill cracks, spalls, and divots; address control joints as specified.
  5. Moisture & pH checks. Validate before coatings, especially in older, at-grade slabs.

Quick Grit Guide (When to Switch)

  • PCD / coarse metal: remove mastics, coatings, epoxy build-ups.
  • 30/40 metal bond: open the surface, flatten high spots.
  • 60/80 metal bond: refine scratches, prep for primers.
  • Resins: only after the substrate is sound and the system requires a finer finish.

Moisture Matters

Adhesion problems often trace back to hidden moisture. We follow manufacturer-approved testing before installing epoxy, polyaspartic, or LVP. If the readings aren’t within spec, we pause and remediate — no guesswork.
